The typical sale process begins with 2-3 weeks of marketing preparation, followed by a 4 week marketing campaign.
If you sell your property at Auction, then the sale is unconditional on the auction day, with settlement 4-8 weeks later (3 months total).
If you sell your property by Expressions of Interest (EOI), there is typically an additional 4-8 weeks of buyer due diligence before the sale becomes unconditional & settles (5-6 months in total).

Auction’s are a fantastic method but are not always the best option. A number of different factors determine the best selling method, such as; Location, Price point, Target buyers, Age of building, Lease Length, Number of tenants and overall Market Conditions. We will advise you on a case by case basis to make sure you receive the best possible price.

No sale price can ever be guaranteed, but we stand by our ability to generate record-breaking enquiry levels. By ensuring your property is seen by as many qualified buyers as possible, we will drive more competition, giving your property the best chance of a premium price.

The short answer is no. It is common for some sellers to have an initial fear of upsetting or causing unnecessary concern to their tenants. Some sellers think that selling their property “off-market” might be a solution that avoids them having to notify their tenant. But regardless of the method of sale you choose, your tenants will find out. What you don’t want is for your tenants to first hear about it from a buyer. We have plenty of suggestions of how you can gently notify your tenants prior to a public sale process.

We use a multi-platform approach that involves traditional digital portals such as Realcommercial (realestate.com.au), CommercialRealEstate (Domain) & CommercialReady. We also implement strategic targeting of investors/landlords of similar assets, and bespoke marketing via social media.
